Progressive tax on residential property, charged on the higher of purchase price or market value.
Progressive: 1% – 6%
6% applies to property value above S$3M
Extra tax based on buyer profile & number of properties owned
Singapore Citizens: Citizens : 0% (1st), 20% (2nd), 30% (3rd+)
Singapore Permanent Residents (PRs) : 5% (1st), 30% (2nd), 35% (3rd+)
Foreigners: 60% on any residential purchase
FTA nations (U.S., Switzerland, Liechtenstein, Iceland, Norway) : eligible for ABSD remission.(treated like locals for 1st property)
✅ No ABSD applies to commercial properties and industrial property. Foreigners can buy both commercial and industrial properties (subject to zoning/use regulations, especially for industrial)
Up to 75% loan-to-value (LTV) with banks
